• Advertised Rent amounts are for a 12 month minimum lease term. SORRY, we currently do not offer any Seasonal or Short -Term rentals.

• The only dog-friendly properties we currently have are: SORRY, We currently do not have any dog-friendly properties

• Unless specified in the description of the property,  our homes are unfurnished.  The only furnished/partially furnished home(s) we currently have is/are:   SORRY, We currently do not have any furnished properties.

• Please plan ahead as, due to the high volume of calls that we receive and the fact that some properties are currently tenant-occupied, SAME-DAY AND WEEKEND SHOWINGS ARE RARE.

• Unless otherwise specified, all of our properties are available immediately.
  
  
• How quickly can you move in? Once we receive your application, it can take up to 3 business days for us to check references, verify employment, review your credit/background reports and approve you.
  
  
• All adults over 18yrs are required to sign our Lease and Smoking is not allowed within any of our properties.
  

• Our website provides you with the physical address of the property so that you may, at your convenience, drive by and see the neighborhood, views, location, proximity to schools/bus stops etc.
  

• All our properties are equiped with built-in kitchen appliances, washer and dryer unless noted otherwise
  

• Unless noted, Advertized rental rates DO NOT include utilities (i.e Gas and/or Electric), cable/dish, internet and/or phone service. For most Townhomes and Condos, it DOES include; landscaping, trash, water, sewer and snowplowing services.
  

• You will be required to transfer utility services to the home (Gas and/or Electric) into your name prior to move-in.  BECAUSE UTILITY COSTS ARE BASED ON ACTUAL USAGE, WE CANNOT REASONABLY PREDICT HOW MUCH YOUR SPECIFIC  BILL(s) WILL BE.  HOWEVER, AS A GUIDELINE ONLY AND ASSUMING THAT YOU WILL BE CONSERVATIVE WITH USAGE,  THE HEATING/ELECTRIC BILLS CAN AVERAGE (over a 12 month period) ANYWHERE BETWEEN $100- $300 per month.

• In order to better protect our client’s investments, 1st month’s rent, last month’s rent and a 1 month security deposit AT A MINIMUM is due at lease signing. If applicable, we also require a $500 Pet Deposit. In these tough economic times, subject to creditworthiness verification and at BOLD's sole discretion, we offer up to a 3 month interest-free payment plan on Last Month’s rent.

• ONCE YOUR APPLICATION IS RECEIVED AND REVIEWED, WE WILL CONTACT YOU TO SET A TIME AND DAY TO LOOK AT THE HOME(S).
